In United Kingdom many people are losing their homes in foreclosure. It is estimated that thousands of homes a day are being lost by the homeowners in every community. The housing market is in a double digit recession and the offer for a bailout by the government is not as promising as it looks. That is why all over United Kingdom you are hearing pleas from the homeowner that states, “Sell my house quick, please.”

The housing market is in a double digit recession leaving many homeowners in the lurches with a mortgage that they cannot afford. The government has instituted some bailout funding to help save the homeowners but it is not working as well or as quickly as needed. That is why you are hearing the growing cry that says, “Sell my house quick.” Many people feel that if they can get out from under a huge mortgage that they may be able to start fresh when things are much better in the housing market.

One of the reasons that the homeowner is requesting that the realtors and brokers follow their cry of “sell my house quick,” is because they need to save their credit ratings. A bad credit rating that is earned by foreclosure can prevent the homeowner from renting a home in a neighborhood that they prefer. In some cases where the homeowner has lost their jobs and are now trying to find employment a bad credit rating can even prevent that. It seems on some jobs the employers will take your credit rating in to account before they hire you.

The Obama housing package is not available for all homeowners as it is geared for those who have employment and are able to make payments on their homes. The idea behind this government bailout is to lower the mortgage payment on the month by decreasing the interest rate, and stretching out the length of time to pay on the mortgage. In order to accomplish this, the homeowner needs employment. Those who are without employment and find that their unemployment funds are about to stop are the ones who are crying out, “sell my house quick, please.”

Real Estate Agents and Brokers are hearing this cry all across the nation and many of them have their hands tied because finding a buyer is not always that easy. Fortunately, there are home buyers who are willing to buy a home under a new home mortgage but will not assume the old mortgage because of all the heavy baggage that it is tied too. The home may not be worth as much as the original mortgage or the mortgage may not be a fixed mortgage. These are all things that new buyers look at before they purchase a home. The buyer will want a fixed mortgage before they consider buying your home, even though you are in a hurry to sell your home with a mortgage as is. The seller may still cry out to the realtor, “Sell my house quick, please.” The buyer may have a totally different outlook on buying your property.

Selling A House Quickly

In the today’s financial situation, everyone wants to sell his house as quickly as possible but sadly, this is not always easy if you have bought a property that is difficult to sell or have not gauged your marketing correctly. Investing in houses is about buying the right house, but this is a skill you can learn easily.

As in all investments, you need a good exit strategy. Will your investment make a profit, do the numbers work? Is there a buyer’s demand in the area? How would you intend to sell? Who are your potential buyers? Are they investors, tenant buyers, low income, middle income etc.? What kind of property do they want to buy?

Now you know your market and investment strategy, how do you sell your property without it costing too much money?

The first thing to remember, when selling a property, is to present the house to the buyers at its best. It should look attractive, worth more than you are asking and be the best house they are likely to be able to buy.

So how do you do this without spending too much money?

Well, first of all a well decorated house sells much faster especially if you are seeking a tenant buyer. It should be neutrally decorated and have few personal little touches. If you are not able to do this yourself, you can hire a decorator or interior designer to assist you. Make sure that it is decorated for your potential buyers, not for your tastes.

You also need to de-clutter the house. This not only makes it look much bigger but also more attractive. A professional organizer will help you organize the house as well as its storage areas. They will search through your garage, closets, basement and attic de-cluttering as they go, so that the house looks organized, clean and tidy.

Next, you need to be able to advertise the house. Looking at a property picture is what most potential buyers first do. If the house pictures are poor, the buyer will often move on. Unless you are a great photographer, it is best to hire a professional. It is also a great idea to get video walk throughs the house as these help the house sell very quickly. Use the pictures to hide the house weaknesses and present the property at its best, as buyers will usually walk on if they do not like the pictures.

You should also get the house description written up at the same time. There are many Realtors around that will help you with this, you do not need to employ them for the whole sale.

Tenant buyers who are not able to obtain financing currently, will hopefully own their home in the future. See if you can, assist them with this by offering a rent/lease to own and pointing them to appropriate mortgage brokers who will be able to assist them. Make sure you highlight this opportunity in the advertisement because this is what they need and want.

When you have everything sorted out, it is time for the “open house”. This should be scheduled for the weekend, if possible, when people are freer. It should be advertised well ahead of the time to give people time to plan.

Do not forget your curb appeal and make sure that your garden is weeded and the lawns mown so that the house looks attractive as people drive up to it.

Put some signs out in the garden and along the road, close to the house so that people can easily find you.

Selling the house quickly is not impossible and the expenses you have will be really worthwhile when you have buyers lined up. Good luck!

Now more than ever home owners are keen to sell as quickly as possible. Stories abound about people having their home on the market for a year or more. Many have knocked thousands of pounds off the asking price yet still they haven’t had a single bite.

If you are therefore looking to move in the near future it is vital that you know all the tips and tricks possible in order to sell your house quickly – and at a price that you can be comfortable with. After all, having made money in a rising market, it makes sense to try and conserve as much of that extra equity as possible, wouldn’t you agree?

There are two kinds of buyer you need to appeal to in order to achieve this outcome – the emotional buyer and the logical buyer.

Let’s take a look at them both.

The emotional buyer is of course so-called because they are controlled by their emotions. A home has to “feel right” for them to be interested. The economics and practicality are of far less importance to them. Indeed, it is the emotional buyer that you are most likely to be able t sell to in a downturn because so long as your house speaks to them and they have the money, they will be interested.

It is the emotional buyer who will pay thousands more than the logical buyer. Of course the difficulty is that different things appeal to different people so you can’t ber certain all your efforts will hit the spot, but we can have a reasonable hope.

You see, there are two keys to winning with an emotional buyer. Firstly make your home appeal to that buyer, and then when they come for a viewing, try to point their attention in the right directions.

To make your home appeal to emotional buyers, ensure it is more of a home than just a house. You want them to feel that it is *their* home. You want them to feel comfortable and welcome.

In order to do this, ensure your home smells welcoming. Smells like fresh fruit, flowers, coffee, bread etc. will all help to do this. Equally, ensure there are no unpleasant smells around. Turn on the heating so it is a comfortable temperature. Ensure it is tidy and clean at all times (no matter how annoying and impractical this may be for you!).

When the buyer comes for a viewing, try to find out what they are looking for in a new house by gentle questioning, then point out how your house meets that need.

For example if they have kids, mention how good the local school is, or how close it is.

If they want peace and quiet perhaps explain how *far* away the school is!

I’m not suggesting you lie to any potential purchasers but just tailor-make your sales pitch to hit just the right buttons. In a way you will be helping the potential buyer because they will be able to see how close your home comes to their dream house.

The other buyer is the logical buyer. They will look for possibilities, for problems. They will think about finances.

You best protection here is to consider anything that a potential buyer might complain about. What might they use as a reason not to buy? What might they try to use to negogiate the price down? Once you have your list, just come up with reasonable solutions to each one to any potential negative aspect can be explained away at the drop of a hat if necessary.
